In 2017 the total investment volume reached a record-high level of EUR 20.3 billion. This is a growth of 40% compared to the previous record of 2016 and an increase of 74% in relation to the pre-crisis record of 2007. The popularity of Dutch real estate is noticeable in all segments of the commercial real estate market.

It is expected that the investment volume in 2018 will be at a lower - but historically still very high - level than in 2017.

These are a few of the highlights from the report: 

Office investment market

In 2017, EUR 6.7 billion was invested in the Dutch office market. The office segment registered, with 33%, the largest share in the total investment volume. The volume increased compared to previous year with 11%. Prime yields on the office market decreased to 3.50% gross initial, a decline of 50 bps in a year.

Retail investment market

The retail market showed in 2017, with EUR 4 billion, the highest investment volume of all-time. This indicates that the retail segment registered the second largest market share in the total investment volume. Circa 70% of all large investment transactions is sold to cross-border investors.

Industrial & Logistics investment market

A record-high volume was registered in the industrial and logistics investment market with EUR 3.4 billion, of which the logistics segment accounted for EUR 1.7 billion. The demand for logistics real estate will continue to surpass the supply, while the available ground for built-to-suits on hotspots is becoming increasingly scarce.

Residential investment market

On the residential market the investment volume stabilized in 2017 compared to 2016 with EUR 4 billion. Prima yields slightly compressed with 10 bps in relation to last year to 3.9% gross initial.
