Sectie5 has acquired a supermarket-dominated retail portfolio of in total approximately 17,995 sq.m. It involves six shopping centers in Almere, Eindhoven, Rhenen, Valkenburg, Wateringen and Wijchen. The Land Registry (Kadaster) reports for these transactions a total acquisition price of € 37.1 million.
The shopping centers are placed on the S5 SPF Retail Fund. The fund consists of five shopping centers, consisting of 37 tenants, six supermarkets, which generate 59% of rental income. Approximately 74% of the rental income is generated by national chain stores (including Albert Heijn, Gall&Gall, Etos, Jumbo, Jan Linders, Aldi, Emté, Zeeman and Kruidvat). The average remaining term of the rental income is 5.4 years. The vacancy rate is approximately 1.9% of the rental income.
After the recent acquisition of Delta Lloyd's retail portfolio by Sectie5 together with Tristan Capital Partners, the investment portfolio of Sectie5 grows to 800 million euros with this transaction.
