The Challenge

Ted Bakers´ retail concept sets very specific and high requirements on housing such as characteristic buildings, being in the direct vicinity of high-end brands, downtown and a size of approximately 300 sqm sales area. This being an extremely scarce product in every inner city, specifically for the historical city centre of Amsterdam, leaves Leidsestraat as the best option.

The Solution

It was known within Cushman & Wakefield that the retail store at Leidsestraat 64-66, a characteristic building at the dominant angle of Leidsestraat and Kerkstraat, would come on the market via a tender. Due to this good market knowledge of the Retail consultants, combined with their strong relationships with property owners in the downtown area of Amsterdam, Cushman & Wakefield was able to achieve a preferred position for Ted Baker in the tender process, convincing the landlord that Ted Baker would be the best tenant for this property. This resulted in the landlord and Ted Baker entering exclusive negotiations shorty after.

The Results

In the summer of 2015, Ted Baker opened the doors of its first store in the Netherlands at Leidsestraat in Amsterdam. The store is located on a very desirable, unique and dominant corner location in the center of Amsterdam with a shop on the ground and first floors, storage in the basement and office space on the second floor. Prior to opening, the shop was completely renovated and optimised both inside and out by the owner Vastned. For Vastned, this transaction represents a long-term improvement of the investment.

Over the last year Ted Baker, a British publicly traded designer, has been advised by Cushman & Wakefield’s Cross Border Retail team. During 2014 it became clear that the Netherlands was part of the international expansion strategy of Ted Baker. In line with the philosophy of Cushman & Wakefield, the Cross Border Retail team introduced Ted Baker to the local Dutch Retail Team because Cushman & Wakefield is convinced that real value for customers can only be created through in depth knowledge of local markets.
