C&W finds new office location for Grontmij Nederland BV
C&W were asked to assist Grontmij in disposing a long term lease agreement in Roosendaal and simultaneously assist them in acquiring a new office location in Rotterdam, all under the strict condition that the real estate costs were significantly reduced by these transactions.
Step 1: Conduct a comprehensive situation analysis including a full legal and financial analysis of the leases, along with the terms and conditions required to either sub-let or re-let the premises in Roosendaal, combined with a full analysis of the new office location in Rotterdam.
Step 2: Identify a new/ sub tenant for the Roosendaal location and negotiate a new lease agreement at convenient conditions for all three parties (landlord, Grontmij and new tenant) involved, and simultaneously negotiate the new lease agreement for the Rotterdam property against the best conditions possible for Grontmij.
Step 3: Finalizing all needed documents, amongst which were a lease termination and two new lease agreements.
Letting of a 3,755 m² office building in Roosendaal to a new tenant for 10 years and simultaneously lease of a 3,046 m² office location in Rotterdam on behalf of Grontmij for 10 years.
The achieved savings on the Rotterdam location not only compensated for the incentives that needed to be offered to the new tenant in Roosendaal but also lowered the total annual real estate costs for Grontmij , which was the main objective.
