"Not surprisingly, the transaction volume of commercial real estate was down by some 85% in first half of 2009, and with very few exceptions, the market has been dominated by local investors. However, the gap between asking prices and what buyers are willing to pay has been reduced to only 5-10% and is still shrinking. Therefore, there is good hope that the market will reach a better balance in the beginning of 2010 after another round of year end valuations that will most likely produce lower book values and bridge the gap."
